What did this past year bring for the cottage country market? 📊

As 2025 wraps up, Muskoka’s real estate market is showing signs of balance after a few years of rapid growth. Here’s what we’ve been seeing:

1️⃣ More Choice, Longer Sale Times
Inventory is rising, giving buyers more options - but homes, especially non-waterfront, are taking slightly longer to sell depending on price-point, with listings in Muskoka & Almaguin on the market 30-90 days.

2️⃣ Price Adjustments, Not a Crash
Overall prices have recalibrated from peak levels, with sellers more amenable to negotiation, bringing a more sustainable, approachable market pace.

3️⃣ Strong Waterfront Demand
Even with corrections, interest in cottages - especially mid-to-high price points ($900K–$1.1M) - is still strong, proving the Muskoka lifestyle remains highly desirable in any economy.

Local Snapshots ⬇️

🏡 Huntsville: Mid-November saw higher inventory, lower benchmark prices, and longer days on market (41 days median) for homes.

🏡 Bracebridge: Also experienced increased inventory, with sales at 96.1% of list price and 45 median days on market for homes.

🏡 Almaguin: Offered value-driven options for buyers, 20–40% below Muskoka prices, attracting retirees, remote workers, first time home buyers, and investors.

So in a nutshell? 👀 The market is moving away from the frenzied pace of 2021–2022, becoming more balanced, with opportunities for buyers across a broad variety of price brackets.
